About the role:
The Preconstruction & Procurement Manager is responsible for overseeing the estimating, subcontractor procurement, and preconstruction activities for multiple concurrent retail construction projects nationwide. This role serves as Renovo's primary leader for project budgeting, bid management, subcontractor sourcing, buyout coordination, and preconstruction planning, ensuring projects are accurately estimated, competitively procured, and positioned for successful execution.
The ideal candidate combines strong estimating expertise with exceptional subcontractor relationship management and procurement capabilities. This individual will work closely with Operations, Project Management, and Construction leadership to drive consistency, accuracy, and accountability throughout the preconstruction process while continuously expanding and strengthening Renovo's subcontractor network.


Responsibilities:
  • Estimating & Preconstruction
    • Lead the estimating process from bid invitation through formal proposal submission for multiple concurrent construction projects
    • Prepare conceptual budgets, detailed estimates, quantity takeoffs, bid leveling analyses, and project cost summaries
    • Review architectural, structural, civil, and MEP drawings, specifications, lease requirements, and project documents to identify scope gaps, project risks, constructability concerns, and value engineering opportunities
    • Coordinate and manage all preconstruction activities, including bid document distribution, subcontractor communication, RFI management, and proposal development
    • Create and maintain project budgets, trade breakdowns, scope reviews, general conditions budgets, and estimating documentation
    • Develop formal client proposals including project schedules, assumptions, clarifications, qualifications, and pricing summaries
    • Monitor market conditions, labor trends, material pricing, and subcontractor availability to proactively identify risks and opportunities
    • Maintain historical cost data and estimating resources to improve pricing accuracy and consistency
  • Procurement & Subcontractor Management
    • Lead subcontractor sourcing, outreach, qualification, and procurement efforts across multiple markets nationwide
    • Develop and maintain strong relationships with subcontractors, vendors, consultants, landlords, and industry partners
    • Manage and continuously expand Renovo's subcontractor database and prequalification program
    • Ensure adequate bid coverage by obtaining competitive and qualified pricing across all required trades
    • Review, analyze, and level subcontractor bids to ensure complete scope coverage and alignment with project requirements
    • Lead subcontractor buyout activities and support contract award recommendations
    • Coordinate procurement planning with Project Managers, including development of procurement logs and long-lead item tracking
    • Support project teams during buyout and project turnover to ensure seamless transition from preconstruction into execution
 
  • Operational Support
    • Partner closely with Project Management and Operations teams throughout preconstruction and project startup
    • Support business development efforts by assisting with budgeting, feasibility studies, client pursuits, and project planning initiatives
    • Maintain estimating, procurement, and subcontractor information within Procore, Building Connected, and related systems
    • Provide regular reporting on estimating pipeline, proposal status, procurement activities, and project budgets
    • Travel as needed to support project pursuits, subcontractor relationships, site reviews, and client meetings

Technical Skills:
  • Minimum of 7-10 years of estimating, procurement, and/or preconstruction experience within commercial retail construction for a General Contractor
  • Strong experience in retail fit-out construction required; ground-up retail experience preferred
  • Advanced ability to read and interpret architectural, structural, civil, and MEP drawings and specifications
  • Demonstrated experience preparing conceptual budgets, detailed estimates, quantity takeoffs, and subcontractor bid leveling analyses
  • Extensive experience sourcing, qualifying, procuring, and managing subcontractors across multiple geographic markets
  • Experience supporting subcontractor buyout and project turnover processes
  • Proficiency with Procore, Building Connected, and related estimating/project management software
  • Strong proficiency in Microsoft Excel, Word, and Project
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred

The expected salary range for this position is between $140,000 and $160,000.  The actual compensation will be based on factors such as scope and responsibilities of the position, candidate's work experience, education/training, job-related skills, internal peer equity, market and business considerations and other factors permitted by law.
